Sub-Cool FM have recently delivered a major VRF heat recovery installation at 55 Drury Lane, London, as part of a high-spec commercial refurbishment project. The works were secured following a competitive tender process, with Sub-Cool FM selected for our proven experience in designing and delivering complex commercial air conditioning solutions. By utilising a Mitsubishi Electric VRF heat recovery system, we were able to provide a high-value, energy-efficient solution tailored to the building’s operational and spatial requirements.

Project and equipment

The project at 55 Drury Lane, London involved the installation of a Mitsubishi Electric VRF heat recovery system to serve multiple zones within the building, providing both heating and cooling to suit varying occupancy and usage requirements. The system is centred around a PURY-P650YSNW-A2 (26 HP) heat recovery outdoor unit, paired with a BC controller with acoustic jacket to ensure quiet and efficient operation.

Internior spaces are served by a combination of PEFY-M Series ducted indoor units ranging from 5 kW to 10 kW, alongside PLFY 600×600 four-way ceiling cassette units for open and communal areas. The installation also includes PAR-41 wired controllers throughout and a centralised control platform with BACnet integration, allowing simplified system management and future connection to a building management system.

Project Challenges

Installation & Site Coordination

55 Drury Lane is a central London commercial building, requiring careful planning and coordination to deliver the works efficiently and with minimal disruption. The VRF heat recovery system was installed in phases to accommodate site constraints, occupied areas, and ongoing building operations. Detailed programming and coordination ensured equipment installation, pipework routing, and commissioning activities were carried out safely and efficiently within the available access windows.

To minimise disruption, works were carefully scheduled and sequenced, allowing the installation to be completed with zero downtime and without impacting normal building use. The project was delivered smoothly by the Sub-Cool FM team, on programme and to specification, demonstrating a well-managed approach to complex commercial installations.
