SubCool FM have recently completed the installation of 2 major chiller replacements at the Bio Tech Facility in York. We were awarded the work after a competitive tender process. SubCool FM was able to provide a great value-added option, with expertise and experience in commercial and corporate projects.
Project and equipment
Following detailed site surveys to precisely plan the works and be ready to deal with the complex project, our skilled engineers took to site. We were charged with replacing 2 x 10 year-old chillers. We were able to suggest and provide equipment that better fit the site installing 2 x 650Kw chillers and the surrounding pipework that updated and improved the capacity and functionality of cooling throughout the internal building.

Specifications
SubCool FM carried out all main contractor duties in full accordance with the Construction Design and Management Regulations. The specifications included:
- Replacing 2 x 10 year old chillers
- Replacing primary pumps
- Replacing all associated pipework
- New trace heating
- New lagging
- New 2x 650Kw chillers
- Minimum court disruption
- Dealing with a Saturday night road closure
Challenges On Saturday Morning

Bio Tech is located on the outskirts of the city York – the chillers are located on the roof area and had to be navigated – both old chillers off and new equipment on, onto the site promptly and safely.
Given the location we had to proceed with the lifts early Saturday morning to prevent disruption to the normal business hours. Also giving us maximum access during a safe time.
The project was smoothly delivered on time and on budget by the SubCool FM team, with no issues despite all the challenges faced.
